Rates and Policies

Standard Daily Rates:
 
$99 per night for the first 4 nights, on the fifth night the price drops down to $59 per night. 
    Policies:

Rental Payments.

Renter shall pay to Landlord $99 per night for the first 4 nights and $59 per night for each additional night for the rental term. In addition, Renters shall pay $200 (two hundred dollars) as a security deposit that will be refunded after an inspection of the rental unit.  Inspection will be performed no later than 7 days after last day of term and deposit refunded within 3 days of inspection. If there are damages, Owner will contact the renter and give written notice of the damage cost.

 

Possession and Vacating Premises.

Renter shall be entitled to possession 1pm on the first day of the term, and shall yield possession no later than Noon on the last day of the term. Exact times may be extended if unit is not rented before or after this term.  All keys should be left in their original locations and the premise should be left LOCKED.

 

Cleaning.  It is the responsibility of each Renter to leave the unit as clean as it was when they arrived.  This includes dishes, microwave, refrigerator, bathrooms, floors, porch, carport, yard, making the beds, etc. This will be necessary for full deposit refund. OR Renter can opt to pay the cleaning fee of $50 and all cleaning including making the beds will be provided.

 

Use Of Premises/Absences.

Renter shall occupy and use the Premises as a vacation unit. Tenant shall not sub-rent unit.  Tenant shall not paint or modify premises without permission from landlord.

 

Pets.

Pets are allowed on the Premises with the agreement that there will be no damage caused by the pet and no odor or parasites of any kind left in or around the unit.  Renter is responsible to remove any dog waste that is in the main yard area.  Renter agrees to pay for any damages or special cleaning required as a result of their pet.

 

Smoking.

We strictly require all smoking be done outside.  No butts are to be left on the premises.  Renter will be responsible for any damage or repairs needed as a result of smoking inside or outide on property including odor removal and butt removal.

  

Maintenance.

Owners shall have the responsibility to maintain the Premises in good repair at all times and perform all repairs necessary to provide Renters with working and safe and comfortable premises.

 

      Utilities and Services.

Owner shall be responsible for all utilities and services in connection with the Premises for the term.

 

Non-Sufficient Funds.

Renter shall be charged the allowable amount for checks that are returned to Owner for lack of sufficient funds plus a $25 inconvenience charge. 

 

Access By Owner To Premises.

Subject to Renter’s consent (which shall not be unreasonably withheld), Owner shall have the right to enter the Premises to provide necessary services or repairs. As provided by law, in the case of an emergency, Owner may enter the Premises without Renter’s consent. 

 

Dangerous Materials.

Renters shall not keep or have on the Premises any article or thing of a dangerous, flammable, or explosive character that might substantially increase the danger of fire on the Premises, or that might be considered hazardous by a responsible insurance company.  Lighter fluid and propane for grills are allowable.
